Home Living 360 is a company member of CITA Building Trade Association (Membership Number is AS48557) and established by Peter CHAN. Before setting up the business in UK, Peter CHAN has spent 20 years mainly working in engineering field and project management in private company and also Hong Kong Government including ArchSD, EMSD & FSD etc.
All the reports and projects are prepared and managed by experienced staff with professional qualifications, such as engineer and architect with registration in professional bodies.
Since our founding in 2016, we’ve worked with numerous clients throughout the area and also overseas properties owners. Great service begins and ends with experienced and friendly professionals, which is why we put so much consideration into selecting only the best to join our team. We complete snagging and inspection efficiently and on schedule, and go above and beyond to form lasting relationships with our clients.

The Answers You Need
WILL I HAVE TO PAY FOR A SNAGGING REPORT?
The homebuyer has employed a independent and third party for inspection on behalf of him/herself. That's why the homebuyer has to pay for a professional snagging inspection.
WON’T THE NEW BUILD PROPERTY ALREADY BE CHECKED?
You may say, it is your housebuilder’s responsibility to check and fix any cosmetic defects before you complete on the sale. However, they rarely pick up on everything.
A snagging report is more thorough and independent. It helps to reduce your expenses due to fix those defects on your own costs later.
ARE THERE ANY OTHER ADVANTAGES TO A SNAGGING REPORT?
In addition to inspecting the property and compiling a report, we can liaise with your housebuilder on your behalf and push for the defects to be fixed, this means you don’t have to get personally involved.
On top of the first inspection and reporting services, we can re-check the corrective work to ensure it is completed to a satisfactory level and to make sure more damage hasn’t been caused.

WHAT IF MY BUILDER REFUSES TO FIX THE SNAGS?
Housebuilders are responsible for putting right any defect caused by their failure to build – as set out by their warranty and insurance provider.
If you think something is a flaw that should be fixed, and your builder does not, your warranty provider can offer a free resolution service. Our report with photos will be the suitable record for any further action.
I’VE ALREADY MOVED IN TO MY NEW BUILD HOME, DO I STILL NEED A SNAGGING REPORT?
In order to avoid your house builder to argue that you have caused the damage after you moved in, it is preferable to get a snagging report completed prior to moving into your new home.
But don't worry, a snagging report is still useful for up to 10 years after moving into a new build property, as this is how long your property’s warranty will typically last. Builders are legally obliged to fix these flaws as part of your warranty.
DO I NEED TO PAY BEFORE THE SNAGGING?
Once the order is confirmed, it is required to pay the snagging service in full.

WHAT AREAS NOT INCLUDED
The snagging service will identify any areas which would normally be inspected, but which he or she was unable to inspect. The inspector will not inspect woodwork or other parts of the structure which are covered, unexposed or inaccessible. The inspector will not express an opinion about, nor will he or she advise on the condition of uninspected parts.
The services will not include any tests nor assess the efficiency of the electrical, gas, plumbing, heating, or drainage installations, or compliance with current Regulations.
The builder or developer of the developement should be able to provide relevant Building Regulation Act Compliance Certification in respect of services, which will include self-certification in connection with electrical and heating appliances and installations.
CAN BE REFUNDED IF THE SNAGGING SERVICES IS CANCELED BY CLIENT?
The Client will be entitled to cancel this contract by notifying us by email at any time up to the close of business on the day before the inspection. In the case of cancellation, we will refund any money paid by the Client for the service, less a deduction of 10% to allow for administration costs and expenses reasonably incurred.
In the case of cancellation by us, the reason will be explained to the Client and we will refund the full amount.
RESTRICTION ON DISCLOSURE
The snagging report is for the sole use of the client and is confidential to the client and his or her professional advisors. A copy of the report can be released to the vendors / developers. Any other parties rely on the report at their own risk. This report must not be reproduced in whole or part without the prior written consent of us.
